During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, cloud all changes on the revised plans, and submit revised plans/documents
to a permit coordinator. Thank you.
STRUCTURAL
1. Clarify the existing building footprint and structural conditions (footing size, framing
member size and centers, etc.) especially where the 2 d story is to be added (new point
loads). Provide elevations.
2. Properly identify all of the beams and the noted headers on the plans and provide supporting
calculations for each of them. Several beams are mis-labeled ... see pages A-7 and A-8.
3. Identify the required posting below the roof girder trusses — see page A-8.
4. Clarify the callout for Douglas Fir studs in the General Notes on page A- I and Hem -Fir on
other pages.
5. Clarify the callout for Douglas Fir headers in the General Notes on page A- I and Hem -Fir on
other pages.
6. Update the minimum nailing requirements in the General Notes on page A- I to '2009'.
7. Change the callout for framing anchors A35F (no longer manufactured) to LTP4 or
equivalent in details #3 and #4 on page A-7 and #1 on page A-8.
8. Preliminary review indicates the proposed lateral design to be beyond that allowed
prescriptively by IRC R602. 10 — structural engineering will be required.
NON-STRUCTURAL
1. Verify safety glazing in the existing 20x2O window adjacent to the exterior door into the
mud room per IRC R308.4 — see pages A-3 and A-4.
2. Verify safety glazing in the existing 20x5O windows adjacent to each side of the exterior
store doors of the great room per IRC R308.4 — see pages A-3 and A-4.
3. Correct the dimension of the shower dam to reflect the 2"minimum-9"maximum depth to
the top of the drain per UPC 411.6 — see detail #4 page A-3.
4. Identify safety glazing in the 20A6 window adjacent to the interior door to the master
bedroom per IRC R308.4 — see pages A-3 and A-5.
5. Update the Key Notes on pages A-4 and A-5 as follows:
a. Note #20 —change IRC 1607.7.1.1 to IRC R312.
b. Note #38 —change IRC Section P2709 to UPC Section 411.
c. Note #45 — change IRC Section R309.1.2 to R302.5.
d. Note #46 — change IRC Section R311.4.3 to R311.3.
6. Change the callout for 'fire stops' to 'fireblocking' in the Framing Notes on page A-8 and in
detail #5 on page A-9 (also note 2009 IRC Section R302.11 and R1001.12).
