HORTON DECK, LOCATED AT 9115 PARK ROAD
Dear Mr. Horton:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
1. Property Dimensions: The legal description for your property listed on the County Assessor's website
is Lot 3 of Shell Park Division No. 1. This subdivision (PRD -1975-1) indicates the dimensions of your
property as 75 feet by 110 feet. Please indicate if the property lines have changed since the Shell Park
Division, or correct this discrepancy on your site plan.
2. Site Characteristics: Please indicate the existing retaining wall on your site plan and provide contour
lines indicating topography of the site.
Setbacks: The subject property is located within a Planned Residential Development, which provided
setback requirements specific to each lot when it was subdivided. The setbacks indicated for your
property (Lot 3 of PRD -1975-1) are as follows: Street = 5' (from the southern property line); Sides = 10'
(from the eastern and western property lines), Rear= 30' (from the northern property line). Please
indicate the minimum distances from the proposed deck replacement to all property lines on your site
plan in order to confirm compliance with the minimum setback requirements.
4. Lot Coverage: Lot coverage is defined as the total ground coverage of all buildings or structures on a
site measured from the outside of external walls or supporting members or from a point two and one-
half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. The
maximum allowed lot coverage for the RS -8 zone is 30 percent of the net lot area. Please provide lot
coverage calculations on your site plan, including the footprint of the existing residence, proposed deck,
and any other structures on the site (i.e. shed, garage, gazebo, decks, covered patios, etc.). The proposed
lot coverage will need to be calculated as a percentage of the net lot area.
5. Heillht: Indicate the height of the proposed replacement deck and guardrails on an elevation view.
6. Landslide Hazard Area: A critical areas determination was issued for the subject property today under
File No. CRA20120035 indicating that the site contains and/or is adjacent to a Landslide Hazard Area
and Erosion Hazard Area. Due to the proposed deck's location within the minimum required buffer
from the Landslide Hazard Area, a geotechnical report prepared by a qualified geotechnical engineer
and addressing the applicable critical areas requirements of ECDC 23.40 and 23.80 is required.
All submittals should be made to a Development Services Permit Coordinator, Monday through Friday,
