During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
General Notes:
1.The Building Division review of the carport addition is of the structure as originally
submitted. Additional review will be necessary for any changes made to the structure or its
location on the lot in response to the requirements of other Divisions.
2.The Building Division does not require mechanical or plumbing plans to be submitted for
single family residential construction. However, prior to construction when a significant
addition or series of additions has been made to an existing structure, it is recommended that
a discussion with the mechanical and plumbing contractor occur to evaluate the existing
systems capability of meeting the total demands made upon them.
On page A-5:
1.Provide the required source specific exhaust fan for the bathing area of the Master Bath per
M1507.
On page A-6:
2.Clarify the note 24 diameter x 48 deep footing near the proposed Covered Patio. It
appears to refer to the proposed Carport and Covered Patio footings. If so, clarify the
differences between the size noted and those represented in Detail 7 on page A-9 see also
review note # XX.
3.Indicate the required footing size to support the load at the east bearing end of Beam 11
5-1/4 x 11-7/8 PSL.
On page A-7:
4.Indicate the beam required over the 60x68 Store Doors in the north wall of the Family
Room to support the north end of Beam 8 5-1/4 x 11-7/8 PSL - and the point load of the
girder truss above.
5.Indicate the beam required over the 30 window in the south wall of the Utility Room to
support the south end of Beam 12 5-1/4 x 11-7/8 PSL.
6.Clarify the difference between the shear walls represented and those noted in the structural
calculations at the following locations:
a.Wall line A SW-1 shear wall at the north wall of the kitchen on the west side of the
window at the sink.
b.Wall line 2 SW-1 shear walls at each side of the fireplace in the living room.
c.Wall line 3 SW-1 shear walls at the east wall of the Family Room, and on the east
and west side walls of the stairway.
7.Provide callouts on the Upper Floor/Lower Roof Framing Plan or references in the Shear
Wall Schedule to Details 1 & 2 where applicable to guide proper construction and
inspection.
8.Provide a detail and references to it for the required shear transfer connections at the top and
bottom of interior shear walls.
On page A-8:
9.Detail 1 Roof Diaphragm at SW Add the required diaphragm boundary nailing at the
bird-blocking to complete the shear transfer from the roof diaphragm to the shear wall below
through the bird-blocking.
10.Provide callouts on the Upper Roof Framing Plan or references in the Shear Wall
Schedule to Details 1 & 2 where applicable to guide proper construction and inspection.
11.Provide a detail and references to it for the required shear transfer connections at the top and
bottom of interior shear walls.
On page A-9:
12.Detail 7 - Post/Footing Detail - Clarify the differences between the dimension callout 24
dia. x 72 deep concrete footing and the dimension noted on the right side of the drawing
to guide proper construction and inspection.
On page A-12:
13.The footnote references in the WSEC Table 6-1 need to be corrected to guide proper
application of the table information.
14.Clarify the references to See figure(s) in the various sections after the WSEC Table 6-1.
They appear to correspond to the WSEC Builders Field Guide but it is not referenced as
a/the source and without it the figure references may cause confusion.
