Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. General review note: The unique and specific nature of the work necessary to complete your project requires special inspection per IBC 1704 and the project structural engineer. A City of Edmonds ‘Special Inspection and Testing Agreement’ (see attached) for the following work will need to be completed and returned prior to permit issuance: Grading/Soil Compaction · Reinforcement of Concrete · Bolting in Concrete · Placement of Concrete · Anchors Installed in Concrete · Fabrication of Structural Steel · Erection of Structural Steel · Welding of Structural Steel · General Note: 1.Provide geotechnical confirmation of the structural design assumptions noted on page S1.0. Items such as bearing capacity, lateral pressures on foundation and retaining walls, and other design criteria could not be found within the provided geotechnical report. 2.Indicate the means or method to be used to provide whole house ventilation per M1508. 3.Indicate the required additional energy credit option(s) to be used per WSEC 901. On pages A2.0, A2.1, A2.2, and A2.3: 4.Clarify the section callout ‘2/A3.4’ at the garage. None of the section drawings on pages A3.3 or A3.4 seem to apply. On page A2.0: 5.Provide the required radon vent for the installation of under-floor ventilation of less than 1/300 per R408.2. On page A2.1: 6.Provide the required source specific exhaust ventilation for the kitchen, laundry, and master bathroom per M1507.1. On page A2.1 and A4.0: 7.Provide the required safety glazing for window ‘W113’ per R308.4.2. 8.Provide the required safety glazing for the upper glazing of window ‘W134’ per R308.4.8. On page A2.2: 9.Provide the required source specific exhaust ventilation for the guest bathroom per M1507.1. On page A2.2 and A4.0: 10.Provide the required safety glazing for window ‘W210’ per R308.4.5. On page S2.1: 11.Clarify the wall framing for the ‘Breezeway’. Identify the horizontal framing members or construction required to support the 24” on-center 2x6 roof rafters. On page S2.2: 12.Clarify the callout for beam ‘RB-5’ – (3) #2 Douglas fir 2x10 – it appears to be overspanned. The tributary load noted on page 36 of the structural calculations is less than that represented on the plans. 13.Clarify the callout for beam ‘RB-11’ – (3) #2 Douglas fir 2x8 – it appears to be overspanned. The span noted on page 38 of the structural calculations is less than that represented on the plans. On page S2.3: 14.Clarify the callout for beam ‘RB-1’ – 3-1/2x15 24F-V4 GLB – it appears to be overspanned. The tributary load noted on page 35 of the structural calculations for the 5-1/8x13-1/2 24F- V4 GLB appears to be an average and is less than that represented on the plans and it also is overspanned.
