Project: Andemariam addition
Project Address: 8524 Bowdoin Way
During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
General Notes:
The Building Division does not require mechanical or plumbing plans to be submitted for single
family residential construction. However, prior to construction when a significant addition or
series of additions has been made to an existing structure, it is recommended that a discussion
with the mechanical and plumbing contractor occur to evaluate the existing systems capability
of meeting the total demands made upon them.
On page 2/5:
1.Provide the required smoke alarm outside the separate master bedroom per R314.3
2.Provide the required carbon monoxide alarms outside each separate sleeping area in the
immediate vicinity of the bedrooms per R315.
3.Indicate the required whole house ventilation system to be used to provide fresh air per
M1508.1.
4.The appliance located in the Existing Utility room must be direct-vent or the door opening
into the Proposed Bedroom must be provided with a solid, self-closing, gasketed door per
G2406.2.
5.Provide construction details for the Proposed Ramp at the Proposed Patio on the south
exterior side of the structure to meet the requirements of R311.8.
On page 5/5:
6.Identify all of the framing elements represented on the Floor Framing Detail. There
appears to be two beam lines supporting the 16 o.c. SPF 2x10 floor joists without callouts
for species, size, or grade. Also note the required beam span or bearing post spacing and the
supporting footings.
7.Provide truss drawings to the Permit Coordinator for intake and review of required
bearing/header sizing prior to truss installation per R802.10.1.
On page 6/6:
8.Conditions Item #8 Faced batt floor insulation cannot be stapled to the underside of the
floor framing members and also comply with WSEC 502.1.6.1. The vapor barrier (kraft
paper facing) must be on the warm-in-winter side of the insulation (against the subfloor).
Use string or furring strips to hold floor insulation in place.
