During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
General Note:
1.This permit requires the installation of smoke alarms in each sleeping room, outside each
sleeping area in the immediate vicinity of the bedrooms, and on each level of the dwelling
(including basements and habitable attics) per R314. If there is an attic, crawl space, or
basement access, the smoke alarms are to be hard-wired and interconnected.
2.This permit requires the installation of carbon monoxide alarms outside each sleeping area in
the immediate vicinity of the bedrooms, and on each level of the dwelling (including
basements and habitable attics) per R314.
3.Garages are required to have a minimum of one GFCI-protected electrical receptacle per the
National Electrical Code (NEC). This work must be done under a separate permit obtained
through the Washington State Department of Labor & Industries.
On page 3:
1.Indicate the required foundation anchorage for the wall per R403.1.6. Using 5-inch long, ½
diameter wedge anchors, installed 6-feet on-center should help to resist wind loading of the
walls. There should be at a minimum, 2 bolts per plate section, installed within 12-inches of
the ends of the plate.
2.Indicate the required connection of the wall studs per Table R302.3(1). Using 3-8d or 2-16d
nails at each end of the studs will meet this requirement. Most screws will not meet the
strength requirements.
3.Indicate the required connection of the roof framing members to the supporting walls/beams
per R802.11. This is most easily accomplished by using a Simpson H-1 or equivalent
hurricane clip to attach each roof rafter to its supporting member.
On page 4:
4.Indicate the required wall sheathing attachment per Table R302.3(3). Using 8d nails to
attach the sheathing, 6-inches on-center at the edges and 12-inches on-center in the field,
will meet this requirement. Most screws will not meet the strength requirements.
On page 7:
5.Indicate the required dwelling/garage separation per Table R302.6. Not less than ½-inch
gypsum wallboard must be applied on the garage side of the wall separating the garage from
the residence. It must cover the entire wall area from the top of the foundation to the
underside of the roof sheathing. The Existing Storage may pose a problem in this area.
6.Indicate the location, or state the lack, of windows or doors along the wall separating the
garage from the residence. Any windows (including a window in a door) would have to be
removed or re-glazed with fire-resistant glazing (very expensive). The door is required to be
1-3/8 inch thick, made of solid wood, solid or honeycomb steel, or 20-minute fire-rated.
7.Clarify the wall construction represented along the east wall of the garage. The plan view
does not clearly represent the walls, garage door, and other openings.The East Elevation on
page 1, the construction details on pages 2-6, and the site plan all seem to indicate the
driveway/garage entrance at the south end of the east wall, but the plans seem to represent a
wall with windows. Also, clarify the wall construction (or lack of), along the north wall of
the garage.
