2012-1075 Hinsch change of use2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: January 24, 2013 TO: Steve & Kathryn Hinsch khinsch@comcast.net FROM: Chuck Miller, Plans Examiner RE: Plan Check: 2012-1075 Project: Hinsch change of use Project Address: 23901 Edmonds Way During a review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Previous items that recur on this list appear in italics. Thank you. On page 2: 1.Provide the required minimum exterior accessible route clear width of 44 inches at the ramp per 1101.2.2. The dimensions shown on detail #1 – ‘ADA Ramp Plan’ and detail #3 – ‘ADA Ramp Section’ indicate 36”. 2.Provide the required edge protection on each side of the ramp run and the side of the landing per 1010.9. The edge protection is intended to prevent a wheelchair from drifting below the handrail and over the edge of the ramp. The edge protection can be a ‘curb’ 4 inches in height, a rail placed horizontally 4 inches above the ramp surface, or by ‘in-filling’ the guard framing with a ‘wall’ or barrier. 3.Indicate the required safety glazing for the window on the stair-side of the door per 2406.4.11. A person falling down the stairs may come in contact with the glazing while attempting to steady or brace themselves during the fall. Since the exposed surface of glass in the window on the stair-side of the door is within 60” horizontally from the bottom tread and less than 60” above the walking surface it is required to be safety glazed. Extending the handrail on the side nearest the window to 60” beyond the bottom tread would serve as a ‘guard’, and since the distance from the ‘guard’ to the glass is greater than 18”, it would meet the exception for the safety glazing requirement.
