During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
On page 3:
1.2009 General & Structural Notes G. Timber Framing Note #14 Clarify the difference
in the required minimum header - #2 (2)2x8 DF-L and that noted on pages 6 & 8 - #2 4x8
DF to guide proper construction and inspection.
On page 4:
2.Concrete Footing Schedule Footing F-03 Change the thickened slab footing thickness
from 8 to 12 per R403.1.4.2.
On page 6:
3.Indicate the beam type (PSL, Glu-lam, etc.) to be used for the 5-1/4x11-1/4 cantilevered
framing member supporting the floor joists below the Family Room to guide proper
construction and inspection.
4.Indicate the beam type (PSL, Glu-lam, etc.) to be used for the 3-1/2x9-1/4 framing member
supporting the floor joists over the opening for the sink and refrigerator in the basement
Bonus Room to guide proper construction and inspection.
5.Clarify the callout for P-13 - (2)2x4 cripple studs - below the west end of the #2 6x10 DF
beams supporting the floor joists below the Laundry and Bedroom 2. The required
minimum bearing for joists, beams, or girders is 1-1/2 inches across the entire width of the
framing member per the American Forest & Paper Association (AF&PA) Wood Frame
Construction Manual.
On page 7:
6.Relocate the carbon monoxide alarm or add another in the immediate vicinity of the
bedrooms per R315.
7.Provide the required safety glazing for the 3.6x2.0 window in the bathroom by Bedroom 2
per R308.4.5.
8.Provide the required safety glazing for the 4.0x8.0 window next to the exterior door in the
Family Room per R308.4.2.
9.Clarify the difference in the amount of braced wall shown along Gridline B and that noted
on sheet 38 of the provided structural calculations. The 123-1/2 long SW1 shear wall has
a 3.6x2.0 window that is not noted on sheet 37 of the provided structural calculations.
On page 9:
10.Clarify the callout for P-07 and P-11 - #2 4x4 DF trimmer posts below the 5-1/4x11-
1/4 PSL cantilevered beam over the window on the south wall of the Living Room. The
required minimum bearing for joists, beams, or girders is 1-1/2 inches across the entire
width of the framing member per the American Forest & Paper Association (AF&PA)
Wood Frame Construction Manual.
11.Clarify the callout for P-08 - #1 6x6 DF post below the 6-3/4x21 24F-V4 GLB pitch
break over the south end of the Kitchen. The required minimum bearing for joists, beams,
or girders is 1-1/2 inches across the entire width of the framing member per the American
Forest & Paper Association (AF&PA) Wood Frame Construction Manual.
On page 11:
12.Details 1 & 14 Indicate the required thermal break between the slab edge and the
foundation per WSEC Table 6-1 footnote #6.
