Addition at 801 Spruce Place
On behalf of the Planning Division, I have reviewed the above building permit application. During review of the
subject submittal, it was found that the following information, corrections, or clarifications need to be addressed.
Please respond to the following items, so that I can complete my review:
1. Lot coverage: The property located at 801 Spruce Place is located within the RS -6 zone (Single Family
Residential). Pursuant to Edmond Community Development Code (ECDC) 16.20.030 the maximum coverage
on lots within the RS -6 is 35%. ECDC 21.15.110 defines coverage as the total ground coverage of all buildings
or structures on a site measured from the outside of external walls or supporting members or from a point two
and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Decks
over 30 inches in height are counted against the allowable coverage. Calculating the existing coverage from the
site plan submitted with this application (Existing House 2096 sq. ft. + north deck 200 sq. ft. + south deck 250
sq. ft. = 2546 sq. ft.) it appears the structures on the property cover 39.1% of the parcel; 4.1% over the
allowable coverage in ECDC 16.20.030. The proposed addition cannot be approved as the existing coverage
already exceeds that allowed by ECDC 16.20.030.
