Additional information or review comments may be precipitated during review of the actual application. Public Street Improvements & Access (Asphalt, curb, gutter and sidewalks): a) Will need to contact WSDOT to determine if any work is required along X SR104 due to WSDOT right-of-way designation as limited access. b) Existing driveway approach on 2nd Ave S to be removed to roadway edge X and be replaced with permanent landscape. N/A d) Construct 18" curb and gutter along property frontage - 2nd Ave S. X e) Cross slope of public road shall not exceed 2% X f) Lots 1, 2 & 3 shall share a private access road, with access from 2nd Ave S. X i. Access Tract shall be constructed to meet City standards. ii. Driveway access shall meet sight distance requirements set forth by the American Association of State Highway and Transportation Officials (AASHTO). 3. Private Access Requirements & Improvements: a) Lot 1, 2 & 3 shall take access off the private access road. Access road will be shared by all 3 lots. X L Private access road shall be paved 16.0' in width, plus 18" asphalt thickened edge or 6-inch concrete extruded curb may be used to direct storm flows. ii. Slope of private access road and driveways shall not exceed 14% and shall be noted as such on the civils. iii. Stormwater System Improvements: a) Provide a Stormwater Management Report and Site Plan that shows compliance with ECDC 18.30, Stormwater Supplement and 2005 Department of Ecology Stormwater Manual. X X b) Construct privately owned and maintained storm drainage system sized to provide adequate capacity for proposed future single family dwellings, and associated impervious areas in accordance with ECDC 18.30.
