2013-0011 Parashar unheated addition.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: January 9, 2013 TO: Rajan Parashar rajanparashar7@gmail.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0011 Project: Parashar addition st Project Address: 20129 81 Avenue W During a review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. On pages 2, 3, 4, or 5: 1.Indicate the required safety glazing for the 3.0x4.0 window next to the new 3.0x6.8 exterior door per 308.4.2. Any part of the glazing within 24” of the vertical edge of the door in a closed position must be of safety glazing. On page 4 and 5: 2.Clarify the architectural representation of a fireplace opening into the proposed ‘Mud Room’ on the south side of the chimney. Is this an existing firebox to be enclosed by the new wall construction? Any new firebox needs to meet the requirements of Chapter 10 of the International Residential Code. On pages 2 or 6: 3.Indicate the method to be used to protect the wood or wood-based siding, sheathing, and wall framing from decay. Any of those items less than 6” above grade, or 2” vertically above the slab exposed to weather, must be naturally durable wood (cedar, redwood, etc.) or preservative treated wood per R317.1.5. The wall framing can be attached to a concrete ‘curb’ poured between each of the existing pressure-treated posts. The ‘curb’ must be connected to the existing slab by ‘dowels’ to keep it in place. A piece of preservative-treated timber can also be used as a ‘curb’ if properly attached – see provided detail.
