During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
General Note:
1.This permit requires the installation of smoke alarms in each sleeping room, outside each
sleeping area in the immediate vicinity of the bedrooms, and on each level of the dwelling
(including basements and habitable attics) per R314. If there is an attic, crawl space, or
basement access, the smoke alarms are to be hard-wired and interconnected.
2.This permit requires the installation of carbon monoxide alarms outside each sleeping area in
the immediate vicinity of the bedrooms, and on each level of the dwelling (including
basements and habitable attics) per R315.
On page 2:
1.Clarify the callout of the rafters to be used to support the roof covering. The 2x4s appear to
be overspanned at 16 on-center and would fail when subject to the weight developed by the
roof structure under the design snow load. Rafters similar to #2-2x8 HF or greater would be
required to span more than 8 under those conditions.
2.Clarify the callout of the girders to be used to support the roof rafters. There is a note stating
#2/BTR premium Doug that appears to be a reference to the grade of the girder, but
without the size required for the span. A girder similar to a 4x8 of that grade would be
required to span the 8-foot distance between the 4x4 posts shown and safely support the
design snow load.
3.Clarify the means to be used to support the end of the roof rafters against the house. On
page 1, a 4x4 post is shown against the house. On page 2, there appears to be a
representation of additional posts and possibly a girder supporting the ends of the rafters
against the house. A girder, sized and supported as noted in review note #2 above, could be
used, but will provide minimal lateral (side-to-side) resistance see review note #4 below.
A ledger, attached to the house with 5-inch long ½-inch diameter lag screws at 16 inches on-
center in a staggered pattern (alternating up and down along the ledger) could be used to
support the ends of the rafters along the house. With the ledger attachment, no footings,
posts, or girder(s) would be required, and the attachment to the larger house structure would
help provide lateral support.
4.Clarify the means to be used to provide lateral support for the carport structure. The
building code requires the structure to be able to resist side-to-side loads as well as gravity
and snow loads. Knee braces, attached on the inside faceof the end posts and on each side
of the middle post, along with the roof sheathing would help to brace the structure laterally.
2x4s could be face-nailed with 4-16d nails at each end connection or a 4x4 could be attached
with one 3/8 inch diameter thru-bolt with washers at the top and bottom of each brace.
Either method would need to be placed at a 45 degree angle, with the lower attachment to
the post at least 2 feet below the girder.
