During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
On page 3:
1.Provide the required braced wall panel at the south end of the west braced wall line of the
New Garage per R602.10.1.4.1. Another braced wall panel must begin within 8 of the
24 wall at the corner, or another wall bracing method could be used.
2.Provide the required minimum 2 10 braced wall panel length for each of the Alternate
Braced Wall Panels ABWP per Table R602.10.3.2. Other wall bracing methods, such as
Method PFH Portal Frame with Hold-downs, could be used along this braced wall line to
maintain the desired 9 wide garage door opening. Provide the required holdowns at each
end of the ABWPs per Figure R602.10.3.2.
3.Provide the required anchorage to be used for the HD5B the HD5A is no longer available
per the manufacturer.
4.Indicate the required headers to be used over the 5.0x1.0 windows and the 3.0 door along the
west wall of the New Garage.
On page 4:
5.Indicate the required roof slope of ¼-inch-per-foot to meet the roof covering installation
requirements of R905.
6.Clarify the method to be used to support the east end of the 11-7/8 - TJI 110 i-joist
rafters.
7.Clarify the rafter clips to be used to resist wind uplift. Most of the i-joist manufacturers
prohibit or limit the placement of fasteners into the sides of the i-joist chords.
8.Clarify the callout for 10 long anchor bolts to be used with 3x6 pressure-treated bottom
plate. With the required 7 of embedment into the concrete, ¼ thick plate washers, and at
least ½ for the nut (7-3/4), it appears that the 10 anchor bolts will not allow proper
attachment (10 inches 7-3/4 inches = 2-1/4 inches). There is no requirement for the
bottom plate to be any thicker than 1-1/2 inches, or 2x lumber.
9.Provide the required minimum 12 wide footing supporting the foundation stem wall along
the north-south, or west side exterior wall, per Table R403.1.
10.Provide the required frost protection for the footings per R403.1.4.1. The bottom of all
exterior footings must be at least 18 below grade to meet this requirement.
