During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a permit coordinator.
1.Please provide a Site Plan showing the location of all buildings on the property. Identify on
the site plan where the altered unit is located.
2.Provide an overall floor plan of the building where the unit is located. Identify each space
that is adjacent to the altered unit. This is necessary in order to determine the level of fire
rated construction required between adjoining units/occupancies.
3.Provide a detail or adequate description of the wall construction separating the altered unit
from adjoining spaces. Indicate the fire rating of the wall.
4.What will be the use of the new office space? Will it be used for management of the
apartment complex, or for other non-related offices?
5.If there are construction alterations occurring in other spaces within the building, please
show this on the floor plan.
6.Change of Occupancy from residential to commercial requires upgrades to accessibility per
WAC 51.50 (IBC 3411.7). Show the following on the plan:
a.An accessible route from the parking area to the entrance to the office.
b.Accessible entry door, 36 inches wide, with a maximum ¾ inch high threshold and
lever style hardware.
c.Accessible route within the office space including doorways and accessible restroom.
d.On the plans clearly show that the entire interior accessible route of travel complies
with current code, or provide upgrades per the previously referenced section. If you
choose to use exception #1 of that section, provide a letter from the building owner
(reference the code exception), stating the overall project cost, 20% of the project
cost, and list the accessibility upgrades that will be done as part of this permit as well
as showing that the total cost of the upgrades is at least 20%.
7.Clearly show the position of the new 4x6 beam. Is this beam carrying the load previously
carried by the removed wall? In order to properly evaluate the size of the beam, please show
all loads implied on the beam. (I.e. floor framing, roof, ceiling or point loads.) Show this
framing on the plans.
8.This is not a complete review. Upon resubmittal of your revised and additional documents, it
is possible that other code requirements may need to be addressed.
