RE: Plan Check: 2013-0163
Project: Tenant Improvement
Project Address: 9818 Edmonds Way
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be
found on the plans, and submit revised plans/documents to a permit coordinator in the Development
Services Department. Thank you.
1.Please indicate on the plans what the previous use of the space was, and what the proposed
use of the new spaces are, if that has been determined.
2.If the new use has not yet been determined, be aware that prior to any future occupancy of
either space, building permits will be required.
3.Show door sizes on the plans, and indicate maximum threshold heights of ½ inch, and the
type of hardware to be used (hardware must be lever style or otherwise accessible.)
4.In order to show compliance with accessibility codes, provide details and dimensions of all
restroom fixtures and features (toilets, sinks, grab bars, mirrors, etc.) ANSI A117.1 Chapter 6
5.Show in the restrooms smooth, hard, non-absorbent, wall surfaces within 2 feet of the toilets,
to a height of 4 feet. IBC 1210.2
6.Show on the plans the construction of the new exterior walls, including wall framing, wall
coverings, headers, insulation, etc.
7.The addition of window openings impacts the configuration and amount of lateral bracing of
the exterior wall, which now appears to be outside of the prescriptive requirements of the IBC
for wall bracing. Please provide structural engineering calculations to justify the proposed
alterations.
8.Indicate the type of windows proposed.
9.Be aware that certain types of future uses of the spaces (such as restaurant) may require
additional restroom facilities. See IBC chapter 29.
