During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a permit coordinator in the
Development Services Department. Thank you.
1.Detail 6/S2 has a note to excavate existing footing in max. 4 foot sections; however page 2
of the March 1, 2013 soils addendum, item 5B, states the sections should be 3 feet or less,
unless temporary shoring is provided. Please address this on the plans.
2.Please provide gravity calculations for all glulams, parallams, beams with point loads or in
excess of 8 feet in length.
3.The structural calculation packet does not contain a shearwall schedule as referenced. Please
provide.
4.EOR, please review all structural pages in the plan set for accuracy and completeness in
accordance with the lateral design, and either stamp and sign each of these pages or provide
a letter indicating your approval of the same.
5.The following discrepancies were noticed upon comparison of the engineering calculations
for the lateral design and the working plans.
a.Verify the accuracy of the contents of the shearwall schedule on S1.
b.In the shearwall schedule include elements required for P1-3 since there is at least
one P1-3 wall indicated in the calculations.
c.On sheet S2, the walls are noted as P1-4 walls at the middle level of the north
elevation, but are noted in the calcs as P1-3. Please address.
d.On sheet S3, the north elevation shows P1-4 panel lengths of 3-9 ½ and 4. The
calcs indicate panel lengths of 5 and 4 at all 3 levels. Please justify the narrower
panels or revise the plans to reflect the calcs.
e.The calcs for the Middle Level-South Wall-Back side of Lower level indicate one 36
foot long P1-6 panel; however, the South Elevation-Grid D/S4 shows 2 panels with
considerably less length. Please clarify the application.
f.On sheet S5, clarify whether the rear garage wall at gridline D should be shown as a
P1-6 on the Upper Level Plan. It appears the calcs include this wall (Upper Level,
South Wall between house and garage) in the lateral design.
g.On sheet S5, it appears the shearwall layout on gridline 2 at Upper Level-East Wall
does not match the design in the calcs. See also the East Elevation on sheet S3.
Please revise the calcs or the plans as needed.
h.On sheet S5, on the Mid Level and Lower Level Plan please show the holddowns on
the shearwalls that are indicated in the calcs for the Lower Level- Middle Wall.
i.Clarify on the plans the type of shearwalls at the elevator at all floor levels. Also,
clarify the note on sheet A4 New SW at each side of elev. This does not seem
consistent with the structural design.
