During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be
found on the plans, and submit revised plans/documents to a permit coordinator in the Development
Services Department. Thank you. New comments appear in italics.
1.Previous comment #12: Provide a tactile exit sign adjacent to the exterior exit doors. IBC
1011.3 The response to this item was NA, however this is an applicable requirement for
the project. Please show this on the plans.
2.Previous comment #13: Provide a minimum 42 inch wide hallway at the east restroom door
for a side approach to the door. Show the door swing and any other dimensions needed to
demonstrate a compliant door approach per ANSI A117.1 section 404.2.3.1. The response to
this item was NA, however this is an applicable requirement for the project. The new
construction of the stairway creates a hallway that is too narrow and thus an insufficient door
approach dimension. It may be acceptable to relocate the restroom door to the north wall of
the restroom.
3.Previous comment #14: The alterations require accessibility upgrades per WAC 51.50 (IBC
3411.7). On the plans clearly show that the entire interior accessible route of travel complies
with current code, or provide upgrades per the previously referenced section. If you choose to
use exception #1 of that section, provide a letter stamped and signed by the architect
(reference the code exception), stating the overall project cost, 20% of the project cost, and
list the accessibility upgrades that will be done as part of this permit as well as showing that
the total cost of the upgrades is at least 20%. It was clarified by email (dated 5/29/13) that
the 20% cost of accessible upgrades applies only to the alteration portion of the project.
Please base your response to the original question upon the contractors cost estimate for the
first floor alterations.
4.Previous comment #15: Provide an Interior Lighting Summary form for the project. This item
will be listed as a deferred submittal.
