During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
On page A2:
1.Indicate on the plans the required T-2 holdown STHD14 at the south end of the 6
braced wall along the first level braced wall line 1 - west side of Nook noted in the
provided structural calculations.
2.Clarify the callout for the T-2 holdowns STHD14s to be used at each end of the braced
walls along the first level braced wall line 1 west walls of the Kitchen and Great Room
per the manufacturer they are unable to meet the tension loads noted on page 4.2 of the
provided structural calculations at those locations.
3.Clarify the callout for the T-2 holdowns STHD14s to be used at each end of the
following braced walls along the first level braced wall line 2:
a.The two 34 braced walls at the east wall of the Office.
b.The 44-1/2 braced wall at the west wall of the Garage.
per the manufacturer they are unable to meet the tension loads noted on page 4.2 of the
provided structural calculations at those locations.
4.Clarify the length of the braced walls along the first level braced wall lineC at the
following locations:
a.The south wall of the Great Room.
b.The south wall of the Powder Room.
they are shorter than those noted on page 5.2 of the provided structural calculations at those
locations.
On page A3:
5.Indicate on the plans the required 24 braced wall along the second level braced wall line
2 - west side of Bedroom #2 noted on page 4.1 of the provided structural calculations.
6.Indicate on the plans the required T-1 holdown MSTC40 at the south end of the 24
braced wall along the second level braced wall line 2 - west side of Bedroom #2 noted
in the provided structural calculations.
On page A4:
7.Indicate on the plans the required footings to support the loads at the east end of both
Beams 9 and the girder truss above.
8.Clarify the callout to Detail N/A7 for the required construction to support the floor framing
below the Great Room to guide proper installation and inspection. The detail indicates a
pony wall supporting the floor joists whereas the Foundation Plan appears to represent the
floor joists supported by beams with posts below each end, similar to that at the other
locations.
9.Clarify the callout for the 24x24x10 isolated footing used to support the east end of Beam
13, the west end of Beam14, the south end of both Beams 10, and the ends of the beams
supporting the lower floor joists (see review note #2) it appears to be undersized.
10.Indicate on the plans the required footings to support the loads where the ends of two
Beams 18 meet and combine with the north end of Beam 24 5-1/8x19-1/2 24F-V4
GLB, and at the south end of Beam 24.
11.Indicate on the plans the required footings to support the loads where the ends of two
Beams 18 meet and combine with the north end of the north Beam 24 5-1/4x11-7/8
PSL 2.0, at the south end of the south Beam 24, and where the ends of Beams 24 bear at
the center of the garage.
12.Indicate on the plans the required footings to support the loads where the ends of two
Beams 18 meet and combine with the north end of Beam 25 5-1/8x19-1/2 24F-V4
GLB, and at the south end of Beam 25.
13.Indicate on the plans the required footings to support the loads where the ends of two
Beams 18 meet and combine with the north end of the north Beam 25 5-1/4x11-7/8
PSL 2.0, at the south end of the south Beam 25, and where the ends of Beams 25 bear at
the center of the garage.
On page A5:
14.Clarify the callout for Beam 9 3-1/8x12 24F-V4 GLB it appears to be over spanned.
The provided structural calculations seem to indicate a smaller roof area being supported by
the beam than that represented on page A6.
15.Clarify the callout for Beam 17 6x8 DF #2 (over the 6.0x8.0 French doors in the west
wall of the Great Room) it appears to be over spanned. The provided structural
calculations indicated a 4x10 HF #2 at that location.
