During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can
be found on the plans, and submit revised plans/documents to a permit coordinator in the
Development Services Department. Thank you.
1.Architect, please sign sheets A2.1 and A2.2.
2.Indicate on the plans how at least one energy credit is attained from Table 9-1 WSEC.
3.Below-grade walls must be insulated to R-21 per WSEC Table 6-1. Please revise Wall
Sections 1 and 3 on A5.1 to show compliance.
4.Please provide a follow-up letter from Liu and Associates stating their review of the house
plans and any recommendations they may have.
5.The soils report recommends a minimum footing depth of 4 to 5 feet. Please address this on
the plans.
6.Shear wall C3 is indicated at the front of the garage, but shear wall type C3 is not included in
the shear wall schedule. Please adjust the plans as needed.
7.The structural calculations use an 8 foot span for Beam 2-13, but the span appears to be
approximately 11 feet on the plan. Provide revised calculations or plans as needed.
8.The structural calculations use a 4x12 for Beam 1-1, but plans show 4x10. Provide revised
calculations or plans as needed.
