During a review of the plans for the above noted project, it was found that the following
information, clarifications, or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
On page A4:
1.Verify the callout for Beam UF5 5-1/2x12 GLB over the sliding glass door in the west
wall of the Rec. Room. The response to plan review comment #3 may indicate a load on
this beam greater than that noted in the provided structural calculations.
2.Clarify the callout for Beam UF7 6x10 DF#2 over the window in the west wall of the
Guest Bedroom. It appears to be over spanned and fails in bending. The point load from
the girder truss above does not appear to have been included in the loads supported by the
beam. The response to plan review note #5 may indicate a load different than that noted in
the provided structural calculations.
On page A6:
3.Clarify the callout for Beam R3 5-1/2x10-1/2 GLB over the windows in the west wall
of the Great Room. It appears to be over spanned and deflects beyond that allowed per
IRC Table R301.7/ IBC Table 1604.3. The 2.5 foot roof overhang does not appear to have
been included in the loads supported by the beam.
4.Clarify the callout for Beam R8 5-1/2x10-1/2 GLB over the double-car width door
opening in the north wall of the garage. It appears to be over spanned and deflects beyond
that allowed per IRC Table R301.7/ IBC Table 1604.3. The provided structural calculations
indicate a 5-1/2x13-1/2 GLB to be used at that location (pages 9 and 22).
5.General note (in addition to the above roof framing review comments) The
layout/placement of the girder/hip master trusses represented are not typical, and result in
point and beam loading (per the provided structural calculations) quite different than that
anticipated. To determine the actual placement of the trusses and their required support,
provide the truss design drawings as a deferred submittal for review prior to installation per
R802.10.1 to guide proper review, construction and inspection.
On page A7:
6.Section B-B Clarify the sliding glass door represented in the west wall of the Great
Room. It is different than that shown on the Main Floor plan on page A5, the West
Elevation on page A10, and as identified as by mark #22 on the Window Schedule on page
A11. A sliding door at this location would require the adjacent window to be safety glazed
per R308.4.2.
On page SD2:
7.Typical Shearwall Nailing Detail 9/SD2 Clarify the note TJI BLKG PER JOIST
MANUFACTURER. Blocking between joists parallel to, and used to complete the
construction of a diaphragm transferring loads to, an adjacent shear wall are typically part of
a designed lateral force-resisting system that is unique to each structure. As such, it is
common for the designer to specify the requirements for the specific design.
