During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Please provide written responses as to where the changes can be
found on the plans, and submit revised plans/documents to a permit coordinator in the Development
Services Department. Thank you.
1.Per City records of the existing building, the construction type is V-A, not II-B as on the
plans. Please make this correction on sheets G1.0 and G1.1.
2.On sheet G1.1 change the Allowable area per Table 503 from 23,000 sf to 18,000 sf, due
the construction type.
3.It appears that the fire rating of the corridors is being removed. Please indicate this on the
plans along with the applicable code sections to justify.
4.Is the entry lobby (108) an atrium? If so, please label as such on the plans and include
information as to the extent of the atrium and the associated fire rated construction. IBC

5.The alterations require accessibility upgrades per WAC 51.50 (IBC 3411.7). On the plans
clearly show that the entire interior accessible route of travel complies with current code,
or provide upgrades per the previously referenced section. If you choose to use exception
#1 of that section, provide a letter stamped and signed by the architect (reference the code
exception), stating the overall project cost, 20% of the project cost, and list the
accessibility upgrades that will be done as part of this permit as well as showing that the
total cost of the upgrades is at least 20%.
6.Please indicate on the plans that the main entrance is fully accessible. IBC 3411.9.3
7.On sheet M4.0 show a fire damper on the 16x12 return duct penetrating the lobby wall as
it does not meet exception 3 of IMC 607.5.2 as noted on the plan. Exception 3 assumes
the duct is continuous from the air handler to the termination, but this is not the case, as
there is an open branch of ductwork serving the space on the opposite side of the fire
barrier.
