During a review of the plans for the above noted project, it was found that the following
information, clarifications or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
General note:
1.The provided building plans appear to represent the construction of a deck using new
footings, joists, and beams to create a larger structure than the existing smaller deck. The
only structural element being retained appears to be the existing 2x10 (framed into house)
that a new treated 2x6 appears to be attached to with 1/8 diameter wood screws at 18
inches on-center. These assumptions frame the context of the following plan review
comments.
On page 1:
2.Clarify the callout for the PT 2x6 at 16 inches on-center to be used as joists. They appear to
be over spanned and deflect beyond that allowed per table R301.7.
3.Clarify the callout for the PT 2x12 beams to be used to support the joists. They appear to
be over spanned and deflect beyond that allowed per table R301.7.
4.Indicate on the plans the required length of the 1/8 diameter wood screws and the purpose
of their installation. The plans do not clearly indicate what the existing 2x10 is being
attached to or having attached to it.
5.Indicate on the plans the method to be used to attach the deck joists to the house. If a ledger
is to be used, provide the size, species, and grade and the required attachment to the house to
support the joist and required flashing.
6.Indicate on the plans the method to be used to attach the beams to the post. Any
attachment is required to safely support the structure when subjected to gravity, live, and
lateral loads per R301.1.
