Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Thank you. 1.Previous item 1: Each tenant space shall be provided with access to 2 exits without passing through an adjacent space. After discussions with the Edmonds Fire Marshal, it nd has been determined that the proposed 2 story exiting arrangement does not meet the letter nor the intent of the building code. Please revise the plans to provide for a code compliant path of egress. IBC 1014.1 The floor plan shown on sheet A2.2 has been found acceptable in terms of egress under the allowances of IBC 104.11; however, please show the swing of all doors on the floor plan to show code compliance. Also, sheet A2.2a that shows an alternative floor plan will be returned to you in order to avoid confusion over the current scope of the project. You may want to keep this sheet for future use should the need arise to use that design. 2.Previous item 2: The shower stall and shower room must be accessible unless meeting one of the exceptions in IBC 1109.2 or accessibility is shown to be infeasible according to IBC 3411.6. Please describe the intended level of use for this shower facility if you intend to propose something less than the code requires, and justify this approach by the building code. As currently shown, these items do not meet the ANSI A117.1 requirements for accessibility: a.Door approach(es). b.Shower size, controls and grab bars, and possibly other elements. c.Bench seat. Please make modifications to the floor plan to show compliance for these elements. The response included a sticky note on the plan stating “sized for ADA access”, but the required information must be shown on the plans, including dimensions. 3.Previous item 3: The alterations require accessibility upgrades per WAC 51.50 (IBC 3411.7). On the plans clearly show that the entire interior accessible route of travel complies with current code, or provide upgrades per the previously referenced section. If you choose to use exception #1 of that section, provide a letter stamped and signed by the architect (reference the code exception), stating the overall project cost, 20% of the project cost, and list the accessibility upgrades that will be done as part of this permit as well as showing that the total cost of the upgrades is at least 20%.
