A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On sheet AD1.0: 1.Foundation Demo Plan – Clarify the difference in the size of the east isolated footing in the center of the garage and of that required at that location on sheet ‘AF1.0’ – Foundation Plan. On sheet AF1.0: 2.Second Floor Framing Plan a.Indicate on the plans the required post to support the loads below the east end of the proposed (4)2x8 HF #2 girder beam. b.Clarify the callout for the (4)2x8 HF #2 to be used as a girder supporting the post below the west end of the roof girder. It appears to be over spanned and fails in bending. The tributary load may be reduced as a result of the response to review comment ‘5b’. Indicate on the plans the required nailing (size of fastener, spacing and arrangement, etc.) when specifying a ‘built-up’ member. c.Clarify the callout for the ‘existing 6x8 glu-lam beam’ to be used to support the loads at each end of the girder noted in the above review comment and the loads from the floor joists – see review comment ‘4a’. 3.Foundation Plan a.Provide a ‘shearwall schedule’, or a reference to that provided on sheet ‘S-2.0’, to guide the proper construction and inspection of the walls ‘marked’ with a ‘number- in-a-triangle’. b. Provide an ‘epoxy holdown schedule’, or a reference to that provided on sheet ‘S- 2.0’, to guide the proper installation and inspection of the holdown anchorage. 4.Foundation Plan Key Notes a.Clarify the ‘existing 6x8 glu-lam beam’ identified in note ‘1.2’. Typically the result of a process where multiple 1-1/2 inch thick members are glued together, the depth of the beam is usually a product of the number of layers multiplied by 1-1/2 inches. The specified width does not reflect that of those commonly manufactured. b.Provide on the plans a reference to note ‘1.6’ to guide proper installation and inspection of the required construction per the structural design. On sheet A1.1: 5.Roof Framing Plan a.Clarify the reference to detail ‘2/S1.0’ – Interior Shearwall Connection – along the interior wall between the ‘Hall’ and the ‘Computer Room’. There does not appear to be any other information elsewhere in the provided construction documents indicating a shearwall at that location. b.Clarify the callout for the 2x8 HF #2, installed at 16 inches on-center, to be used as the upper roof rafters. They appear to be over spanned and deflect beyond that allowed per Table R301.7. There does not appear to be any intermediate bearing elements represented on the provided construction documents. c.Clarify the callout for the (4)2x8 HF #2 to be used as a girder supporting the upper and lower roof rafters. It appears to be over spanned, fails in bending, and deflects beyond that allowed per Table R301.7. The tributary load may be reduced as a result of the response to the review comment above. Indicate on the plans the required nailing (size of fastener, spacing and arrangement, etc.) when specifying a ‘built-up’ member. d.Indicate on the plans the required post to support the loads below each end of the proposed (4)2x8 HF #2 girder beam. 6.Second Floor Plan a.Clarify the square footage of the proposed ‘Computer Room’. It does not appear to meet the requirements of R304.2 and R304.3. b.Provide a shearwall schedule, or a reference to that provided on sheet ‘S-2.0’, to guide the proper construction and inspection of the walls ‘marked’ with a ‘number- in-a-triangle’. c.General Notes – Update the mandatory lighting equipment requirements to that of the 2012 Washington State Energy Code (WSEC). In the provided structural calculations: 7.Clarify the applicability of the provided lateral calculations to the proposed project. The cover sheet notes an address different than that on the application and the information contain therein does not appear to reflect the conditions represented on the provided construction documents.
