During a review of the plans for the above noted project, it was found that the following
information, clarifications, or changes are needed. Please provide written responses as to where the
changes can be found on the plans, cloud all changes on the revised plans, and submit the revised
plans/documents to a Permit Coordinator. Thank you.
On page A-8:
1.Detail 1 Portal Frame with Hold-downs IRC R602.10.3.3 Indicate on the plans the
required footing/foundation below the Method PFH Portal Frame with Hold-downs per
Figure R602.10.6.2 of the 2012 IRC (effective July 1, 2013) - Washington Administrative
Code (WAC) 51-51/ Edmonds Community Development Code (ECDC) 19.05.000.
2.Floor/Foundation Plan - Indicate on the plans the required footing/foundation below the
Method PFH Portal Frame with Hold-downs per Figure R602.10.6.2 of the 2012 IRC
(effective July 1, 2013) - Washington Administrative Code (WAC) 51-51/ Edmonds
Community Development Code (ECDC) 19.05.000.
3.Floor/Foundation Plan Indicate on the plans the required 1800 pound hold-down at the
east end of the south BWP per R602.10.2.2.1.2. (Since the T-1hold-downs are cast-in-
place, those noted on the Roof Framing Plan should be shown on the Floor/Foundation
Plan to guide proper construction)
4.Roof Framing Plan Clarify the callout for T-1 hold-downs STHD10/10RJ to be used
at each end of the braced wall panels of the Portal Frame with Hold-downs. Per the
manufacturer they do not meet the load requirements of Figure R602.10.6.2.
* With the adoption of the 2012 IRC, The Portal Frame with Hold Downs for Engineered
Applications (APA The Engineered Wood Association publication TT-100E December 2012)
may be of use as an alternative to the IRC Figure R602.10.6.2 Method PFH: Portal Frame with
Hold-downs. It allows for a 3500 pound strap-type embedded hold-down as opposed to the 4200
pound strap required by the IRC, reflecting the stated capacity for such items produced by the
various framing connector manufacturers. All other elements of the two designs are the same. *
5.Roof Framing Plan Clarify the callout for Beam No. 1 3-1/2x11-7/8 2.0E PSL. It
appears to be over spanned and deflects beyond that allowed per Table R301.7.
