2013-0904 Lewis Addition #2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: October 3, 2013 TO: Jay Lewis Email: jaylewis32@gmail.com FROM: Leif Bjorback, Building Official nd RE: Plan Check: 2013-0904, 2 review Project: Lewis Residence Addition th Project Address: 1126 8 Ave S During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Please note that new comments are shown in italics. Thank you. 1.Previous item #3: Please identify on the plan the girder over the gym that carries the cantilevered deck joists. In the structural calculations it appears this may be the “Beam Supporting Deck Framing.” Please show the distance of the backspan on the plan. The calcs show a backspan of 8 feet but on the plan this scales to approximately 4.5 feet. The response to this comment included a note that the cantilevered deck has been decreased to 2’-6”with a 5’ backspan. This is acceptable. However, the redlined note added to sheet S2.1 serves to change the double 2x10 door header to a double 1-3/4x8 LVL and does not address the labeling of the “Beam Supporting Deck Framing”as requested. Please label the “backspan” beam (15.5 feet span) with the appropriate size as per the calcs, which is 1- 3/4x9 LVL, not 1-3/4x8 LVL as redlined for the header. (To my knowledge, LVL is not available in the 8 inch height dimension.) 2.Upon closer review of the lower level west door header, it appears that the double 2x10 is insufficient to carry the imposed loads. My preliminary calculations indicate that the same sized beam (1-3/4x9 LVL) as above would be adequate for this header. Please review and indicate the proper size for this header on the plans. 3.Previous item #5: Specify on the plans the size and type of anchor bolts for the HTT4’s and HTT5’s. The response to this comment stated that the manufacturer specifies the hold down size and depth required; this is not the case, however, as the Simpson manual clearly states “The designer shall specify anchor bolt type, length and embedment.” In order to facilitate proper construction and inspection, this information must be on the drawings. In order to expedite the completion of my plan review, I will offer to add the appropriate redline notations addressing the above items myself, provided I have written direction to do so along with the necessary response information from the engineer of record. Please advise how you would like to proceed.
