2013-0922 Winterer patio cover2.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: November 8, 2013 TO: Jeff Raemer jeffraemer@gmail.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0922 Project: Winterer patio cover th Project Address: 9230 215 Street SW During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. 1.Indicate on the plans the portion of the existing patio cover that is to be repaired and/or retained for use. The ‘scope of work’ detailed on the signed building permit application is “Repair/replacement of covered patio”, yet the provided construction documents appear to represent a complete replacement. 2.Provide specifications on the ‘corrugated roof’ material to be used as a roof covering and the means of attachment required to resist the component and cladding loads (wind/uplift) specified in Table R301.2(2). The resubmitted information provided in response to the prior review comments does not appear to include all of the manufacturer’s installation requirements for use as a patio cover found in other documents – see attached. The requirements for installation (purlins, corrugated horizontal closure strips, fasteners, etc.) should be noted on the construction documents or referenced and attached to guide proper installation and inspection. 3.Clarify the callout for the 16” on-center 2x6 cedar ‘joists’ to be used at the cantilevers beyond the existing roof and the cedar beams. They appear to be over spanned and deflect beyond that allowed per Table R301.7 when subjected to the design snow load. 4.Clarify the callout for the 16” on-center 2x6 cedar ‘joists’ to be used to support the roof covering between the cedar beams. They appear to be over spanned and deflect beyond that allowed per Table R301.7 when subjected to the design snow load. 5.Clarify the callout for the 4x8 cedar beams to be used to support the roof rafters. They appear to be over spanned, fail in bending, and deflect beyond that allowed per Table R301.7 when subjected to the design snow load. 6.Clarify the callout for the variable dimensions to be used for the concrete footings below the posts supporting the roof beams. The ‘low end’ – 12 inch dimension appears to be undersized for the design loads. Page 2 of 2
