2013-0922 Winterer patio cover3.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: March 25, 2014 TO: Ryan Peck ryan@rapeckdesign.com FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2013-0922 Project: Winterer patio cover th Project Address: 9230 215 Street SW During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. On sheet A1.1 1.Typical Detail - Provide specifications on the ‘corrugated roof’ material to be used as a roof covering and the means of attachment required to resist the component and cladding loads (wind/uplift) specified in Table R301.2(2). The resubmitted information provided in response to the prior review comments does not appear to include any of the manufacturer’s installation requirements for use as a patio cover – see attached. The requirements for installation (purlins, corrugated horizontal closure strips, fasteners, etc.) should be noted on the construction documents or referenced and attached to guide proper installation and inspection. 2.Typical Detail – Indicate on the plans the required construction to resist lateral loads per R301.1. There is no prescriptive path for the use of the corrugated roofing as a means of providing lateral resistance and must therefore be supported by information from the manufacturer. Alternatively, ‘knee bracing’ may be an acceptable option – see attached. 3.Structural Plan - Clarify the callout for the 12” on-center 2x6 Hem-Fir #2 rafters used to support the corrugated roofing. The overhang deflects beyond that allowed per Table R301.7 and would fail when subjected to the design snow load. The overhang did not appear to be accounted for in the provided structural calculations. 4.Structural Plan - Clarify the callout for the 4x12 Hem-Fir #2 beams used to support the roof rafters. The overhang deflects beyond that allowed per Table R301.7 and would fail when subjected to the design snow load. The overhang did not appear to be accounted for in the provided structural calculations.
