Please provide written responses as to where the changes can be found on the plans, cloud all changes on the revised plans, and submit the revised plans/documents to a Permit Coordinator. Thank you. On page A-100: 1.Detail #2 – Framing Plan – Clarify the callout for the 4x8 HF #2 beams to be used to support the joists at the south end of the ‘upper deck’ and along the same line below the joists of the lower deck. They appear to be over spanned, fail in bending and deflect beyond that allowed per Table R301.7. 2.Detail #2 – Framing Plan – Clarify the callout for the 8” diameter concrete post pier footings to be used to support the point loads at the ends of the beams. Using the assumed soil bearing pressure of 1500 PSF, their capacity is 523.33 pounds each, well below that required for all except two of the locations shown – see also review note #4. 3.Detail #2 – Framing Plan – Indicate on the plans the required 10” on-center stair stringer spacing for the support of the TimberTech decking material per the manufacturer – see also review note #6. 4.Detail #3 – Typ. Ledger Detail – Indicate on the plans the required on-center spacing of the fasteners to be used to fasten the ledger to the existing structure. 5.Detail #4 – Typ. Post Footing - Clarify the callout for the 8” diameter concrete post pier footings to be used to support the point loads at the ends of the beams. Stair/Handrail – Indicate on the plans the required handrail per R311.7.8. The 2x4 cedar ‘top rail’ does not meet the grip-size requirements of R311.7.8.3. 8.Detail #5 – Typ. Stair/Handrail – Indicate on the plans the required stair riser construction per R311.7.5.1. The opening between treads shall not permit the passage of a 4-inch sphere.
