During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the plans, have been submitted to a
Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result
in additional comments.
General Notes:
1.Clarify the effect of the placement/construction of the proposed four-foot total height
retaining wall on existing structures and of the existing structures on the proposed work. The
presence of the prior wall does not appear to be accounted for in the provided Geotechnical
Addendum notes requirement that the footing for the proposed wall must bear on original
undisturbed subsoil below any old fill and organic material. The proposed 4-foot total
height retaining wall appears to be placed within the area of work done for a retaining wall
constructed to support fill used to enlarge the yard under permit BLD2011-0775. That work
included the excavation of soil to place tie-backs and a cast-in-place dead man for the
anchorage of the retaining wall prior to the placement of the fill soil.
2.Clarify the representation of an 8 foot by 10 foot in-ground hot tub on the plot plan and
noted in the provided Geotechnical Addendum as part of the permit application
documents. The scope of work on the permit application and the associated mechanical and
plumbing tallies do not include information for the installation of a hot tub. The installation
of the hot tub can be added to the scope of work under this permit or proposed under a
separate permit. In either case, provide the following information for the installation of a
hot tub:
Indicate on the plans the plumbing and mechanical systems to be installed to support the

operation of the hot tub and the details of their installation. Of specific concern are
connections to the potable water supply for filling and any required backflow protection
per UPC chapter 6, connection to the sanitary system for drainage per ECDC 18.10.050/
UPC chapter 7, installation of a heater and gas piping to provide fuel per IFGC chapters
3 & 4. Include details regarding piping materials, sizing, placement (underground or
surface), protection, etc.
Indicate on the plans the means to be used to meet the barrier requirements of section

AG105 in Appendix G of the International Residential Code (IRC).
