For 17 of those years I have had a sole proprietor business in this field. This makes me very familiar with business type book keeping and running a business. My plan is to open a salon that leases to stylist and spa personnel and that also allows me to continue my salon services. My part time monthly gross income is between $3,500.00 and $4,000.00. 1 currently pay myself $2,000.00 monthly for my 3 days a week of work. As a salon owner with the people that have agreed to come rent a space at my salon and including my monthly gross income, I will have a total monthly gross income of $6,394.10 plus whatever retail sales will be made. After some time I will acquire more stylist and spa personnel and those numbers will change. My plan will allow for 9 additional stylist renters and 4 estheticians or massage therapist renters. This will allow the possibility of adding an additional $13,900.00 monthly gross income. I have sent a letter of Intent to 601 Dayton owner and have come to an agreement for leasing terms. Our agreement is 6 month lease at $1000.00, next 6 months at $2000.00 gross and then next 3 years at $3000.00 plus NNN. After the 3 years there will be a 3% increase in rent per year after. I will sign a 5 year lease with 2 more possible 5 year leases. My plan is to have a very spacious and professional atmosphere. I want my renters to have ample space to work in. I would like to apply for a $100,000.00 loan in order to be able to remodel and set up the proper furnishings for a salon and spa.
