Ihave received and reviewed the above referenced project for conformance with
the following codes, as adopted and amended by the State of Washington and
the City of Edmonds:
2012International Mechanical Code (IMC)
2012International Fuel Gas Code (IFGC)
2012 Uniform Plumbing Code (UPC)
2012Washington State Energy Code, WAC 51-11 (WSEC)
The comments listed below only apply to the documents submitted with the
building permitapplication for the mechanical, plumbing and medical gas
reviews:
1.A written response is required to the first review, including medical gas
review.
2.The Washington State Energy Code Compliance Forms should be revised
and resubmitted; theforms make multiple references to a sheet M300 which
is not in the plans; items are marked as not applicable but then there is a
sheet reference.Thisitem is carried over from the first review.
3.Sheet M2.00A: More comprehensive pipe size callouts are required on the
plan.
4.Sheet M2.00B: Plan indicates an existing acid resistant waste(ARW)line
connecting to a new sanitary waste line not labeled as ARW. Provide
explanation or modify plans as required.
5.Indicate location of natural gas underground containment vent locations on
plan andprovide installation detail per IFGC requirements.
6.Sheet M2.01A: More comprehensive pipe size callouts are required on the
plan. For example the 4”CW line that runs south from the mechanical room

and then tees after grid line 3 has no size callouts after the tee. It is alsohard
to see how this matches the domestic water riser diagram on sheet M7.04.
7.Fan Coil Units: The designof thefan coil unit ducting does not appear to be
complete –typical for all. If these fan coil units are not provided with
economizers, then the exception taken and compliance should be noted on
the plans.
8.Sheet M4.03: The plume exhaust fan appears to be locatedon top of a roof
drain –review location.
9.Sheet M4.03: Provide fireplace vent termination installation detail.
10.Sheet M4.03: The water line feeding the fountain downstream of the backflow
preventer should be labeled as non-potable.
11.Sheet M7.05: Riser indicates that the condensate drain from the AHU is hard-
piped to the sanitary waste line; this should be changed to an indirect waste.
