City of Edmonds Developments Services, Building Division 121 — 5"' Avenue, Edmonds, WA 98020 RE: Building Division Plan Review Comments for Plan Check #BLD2014-0330 Project Address: 652 Dayton St., Edmonds Mr. Miller, The purpose of this letter is to describe how we have addressed the issues you noted in your plan review comments dated May 19, 2014. Item 1. We are enclosing a new copy of the Residential Building Permit Application form with the project valuation included. Item 2. Please see the revised scope of work included with the new permit application form. Item 3. We have revised the Basement Floor Plan on sheet A. 02 indicating which spaces are existing and which are new. Item 4. Door 7 is a solid flush door as called out in the Door Schedule on sheet A.03. Window 7 is the glass portion of Door #5 which has a half lite, Item 5. We have revised Plan note #1 regarding smoke detectors as requested. Item 6. We have revised the First Floor Plan on sheet A. 03 indicating which spaces are existing and which are new. I Item 7. We have, relocated the carbon monoxide detector to the hallway outside of Bedroom 5. Please see the plan note on the floor plan. Item 8. We have added a note in the remarks section of the Window Schedule noting the need for tempered glass in the window adjacent to the tub. Item 9. In order to show compliance with the Energy Code requirements, doors with glazing have been included on both the Door and Window schedules. Window #6 in the Window Schedule is the French door pair with sidelites called out as Door #6 on the Door Schedule. Window V, as noted above, is the glass portion of Door #5. Notes have been added to both the Door and Window schedules to help clarify. Item 10. We have revised Plan note #I regarding smoke detectors as requested. Item 11. We have added a note on Detail 2/S. 0 1 indicating the anchor bolt for the post base at the dock posts. Item 12. We have revised the note on Detail 3/S. 0 1 indicating the anchorage for the hold down. Item 1.3. The hold down nailing should be per Structural note 30, "to provide number and size of fasteners as specified by the manufacturer for maximum load capacity." We have added a note on Detail 6/S. 0 1 indicating the anchor bolt for the post base at the interior footing. Item 15. We have added the existing upper roof framing plan on Sheet S.03 for reference. Item 16. The existing roof fi-aming and 2 nd floor framing members run east -west. We assume there is a double joist below the south wall of bedroom 3 to carry the weight of the wall but we are not making any changes that effect this part of the existing structure. Item 17. As mentioned above, the existing second floor joists run cast -west. They bear on the north - south wall between the Kitchen and Dining/Sitting areas which is being partially replaced with new 4x10 beams as shown. The existing (3) 2x12 beams carry the south end of the existing second floor joists which cantilever slightly and part of an existing lower roof which is being replaced with the new east addition's roof. Item IS. We have increased the size of the deck beams in question to 4x 10. We have revised the First Floor Framing Plan on Sheet S.02 to reflect this change. Please call if you have any questions.
