During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
On sheet 1:
1.Clarify the callout for the preservative-treated 2x8s installed at 24 inches on-center to be
used as joists spanning 13 feet with a 1 foot overhang. They appear to be over spanned, fail
in bending, and deflect beyond that allowed per Table R301.7. Include the size, species, and
grade of the proposed framing member in the response. (The north end of the existing deck
joists appear to be supported by a beam that could be used to provide mid span support for
the proposed joists. The size, species, grade, and span (the distance between each
supporting posts) of the existing beam would be required for the determination of its ability
to support the additional load.)
2.Clarify the callout for the 16x16x12 isolated footing to be used to support the center of the
three posts below the proposed 4x12 beam under the north end of the new deck joists. It
appears to be undersized for the loads anticipated at that location by the represented
construction. (If the existing beam is used to provide support for the south end of the new
portion of the deck, the load at the center post may be significantly diminished and the size
of the proposed isolated footing may be sufficient.)
3.Clarify the callout for the (2)2x8s to be used to support the south end of the new 14 foot
long deck joists. They appear to be over spanned, fail in bending, and the overhang deflects
beyond that allowed per Table R301.7. Include the size, species, and grade of the proposed
framing member in the response. (If the existing beam is used to provide support for the
south end of the new portion of the deck, the load on the doubled beam may be
significantly diminished (or eliminated) and no change would be necessary.)
4.Clarify the callout for the existing 4x12 to be used to support the west end of the (2)2x8s
supporting the south end of the new 14 foot long deck joists. It appears to be over spanned,
fails in bending, and deflects beyond that allowed per Table R301.7. Include the size,
species, and grade of the proposed framing member in the response. (If the existing beam
is used to provide support for the south end of the new portion of the deck, the load on the
existing beam may be significantly diminished (or eliminated) and no change would be
necessary.)
On sheets 1 and 4:
5. Clarify the callout for the 3/8 inch diameter 4 inch long bolts with washers to be used to
attach the ledger to the house. Bolts are threaded fasteners that pass through the materials to
be connected/joined and have a nut that is tightened and keeps them in place. Typically, lag
screws are used for the type of connection proposed due to the difficulty of attaching the nut
required for a bolted connection. If a lag screw is to be used, it must be a minimum of ½
inch in diameter per Table R507.2 and the National Design Specification for Wood
Construction (NDS).
