Project Address: 547 Dayton Street
During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
General note:
1.Separate permits/submittals are required for the following:
a)Mechanical
b)Plumbing/gas piping
c)Fire Alarm
d)Fire Sprinkler
2.Provide Washington State Energy Code (WSEC)/Northwest Energy Efficiency Council
(NEEC) compliance forms for the following work:
a)Building envelope
b)Mechanical
c)Lighting
On sheet A-1:
3.Occupancy
a)Clarify on the plans the remaining portion of the structure designated as an S-2
occupancy. The work represented on the construction documents appears to be
converting the existing S-2 occupancy to other uses.
b)Identify on the plans the portion of the structure designated as an A-3 (meeting
room) per IBC 303.
4.Site Plan
a)Identify on the plans the new space represented at the southeast corner of the
structure on sheet A-3. The exterior walls appear to extend beyond the property
lines noted on sheet A-1.
On sheet A-2:
5.Existing Plan Re-orient the North arrow to that accurately indicated on sheet A-3.
On sheet A-3:
6.New First Floor Plan
a)Identify on the plans the use of the new space added at the southeast corner of the
structure. The exterior walls appear to extend beyond the property lines noted on
sheet A-1.
b)Identify on the plans the new work being done in the area identified as Existing
Books and the Existing Office to the adjacent south. There appears to have been
changes in the stair configuration and the removal/addition/relocation of exterior and
interior doors from that represented on sheet A-2, beyond that noted in this
application for the conversion of the S-2 occupancy to other uses.
c)Indicate on the plans the required 1-hour fire-resistance rated (with exposure from
both sides) exterior wall construction for the east and west walls per IBC Table 602.
Work done under this permit must maintain the fire-resistance integrity of the walls.
d)Indicate on the plans the 1-hour fire-resistance rated construction separating the
Meeting Room from the remaining areas of the structure per IBC Table 508.4.
This includes the west and south walls of and the floor/ceiling above the Meeting
Room.
e)Provide a callout to the appropriate detail on sheet A-5 for the required seismic
bracing at the top of the new interior partition walls.
f)Indicate on the plans the required panic hardware for the doors of the Meeting
Room per IBC 1008.1.10. The remaining door hardware must be accessible, and
shall not require tight grasping, tight pinching, or twisting of the wrist to operate per
IBC 1101.2/1008.1.9.1.
g)Provide a detail and a reference to it for the required exterior wall construction for
the new and altered portions of the north wall. Include information for the
footings/foundation, framing, exterior cladding, and other elements found on a
typical wall section.
h)Provide a detail and a reference to it for the required concrete slab floor construction
for the new portion of the structure.
On sheet A-4:
7.Reflected Ceiling Plan Provide a detail and a reference to it for the required construction
to accommodate sprinkler head penetrations of suspended ceilings without rigid bracing per
ASTM E580 section 5.2.8.5/ Northwest Wall and Ceiling Bureau (NWCB) Technical
Document 401.
