2014-0693 Harbor Freight.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: August 6, 2014 TO: Brian Quinn Email: bquinn@adaarchitects.com FROM: Leif Bjorback, Building Official RE: Plan Check: 2014-0693 Project: Harbor Freight Tools Project Address: 22111 Highway 99 During review of the plans for the above noted project, it was found that the following information, clarifications or changes are needed. Please provide written responses as to where the changes can be found on the plans, and submit revised plans/documents to a permit coordinator in the Development Services Department. Thank you. 1.On sheet AS1.0, please relocate the van accessible stall to the parking row adjacent to the building in order to comply with IBC 1106.6 as amended by Washington State that states: “Accessible parking spaces shall be located on the shortest accessible route of travel…to an accessible building entrance” and “wherever practical, the accessible route shall not cross lanes of vehicular traffic.” 2.The existing fire separation wall between the sales area and the replenish area is stated to be 1 hour rated and proposed to maintain that rating. Please address comment 1)a) on Fire Marshall Westfall’s review comments dated July 31, 2014 concerning the rating of this wall in light of the requirements of IBC 903.2.7 and Table 707.3.10. 3.On sheet A4.2 modify the guard details to show the prevention of passage of a 4 inch sphere as per IBC 1013.4 as the exception in IBC 1013.2 does not apply to the sides of the loading dock. 4.Since the building is type IIIA construction and the roof/ceiling assembly is rated at 1 hour, ductwork and other penetrations through the assembly must be protected by rated shafts or rated dampers as per IBC 717.6. Please show in the plans how this requirement will be met, and provide a detail showing the existing/altered roof/ceiling assembly to clarify this issue. 5.On sheet M1.2 Item 1 under E. Curbs and Steel Framing for Support suggests that new curbs may be installed under the existing RTU’s. If this is the case, please provide a design for the seismic anchorage of these units (unit to curb and curb to roof) by a Washington state licensed engineer as they exceed 400 pounds. 6.On sheet P1.1, Plumbing General Note #18 states that 3 inch and 4 inch drains are to slope a minimum of 1/8 inch per foot. Please revise this note to reflect the requirement of UPC 708.1 that does not allow drains less than 4 inches in size to slope less than ¼ inch per foot.
