C 10 1.4.3 states that "' fhe following need not C01TIply provided the energy use of the building is not increased:" and lists several exceptioris related to our ceiling condition. Our proposed project does riot increase the energy USe of the building for the following reasons: 9,300sf of poorly iuSUlated heated space has been dernolished. This includes the removal of ii,icandes(,eritlrriecl''iani(,,aI ballast lighting and 6 very old and inefficient rooftop ITIeClIaniCal omits. . This shell and core project proposes the replacement of existing inefficient mechanical units with new energy efficient units. • Future lighting (pending TI packages) will include modern energy efficient lighting to replace the existing incandescent and mechanical ballast lighting. I While modifying the existing ceiling insulation is not part of the shell and core proposal, this project increasing the R -value Of Modified or new wall. A building vestibule is being installed. New and replaced energy efficient windows are proposed. Plan Review Comment Response; Plan Check: 2014-0331 Dear 1-lomero; We are in receipt of the plan check comments from the City of Edmonds for the Salish Crossing project and have addressed the structural items as follows: Item 16: Sheet 53.1 Comment: In detail 11, several dimensions do not match those shown in the structured ecdcuhtfions. Please reconcile the plans and the calculations tojustify the design shown on the plans. " SSF Response: Calculations showed a baseplate detail with 7/8" diameter bolts x 18" long and spaced 6" apart. This connection is designed to resolve shear forces from each of the frame members. The maximum shear force for this connection was calculated as 10.34kips. The plans were detailed with 3/4" diameter bolts x 12" Tong and spaced S" apart. See attached calculation for the verification of this design. The spacing of the bolts have further been changed to 3- 3/4inches apart. We trust this addresses all the structural issues. Please let us know if you have any questions or if we call be of further service. Sincerely, SWENSON SAY FACET, INC.
