Below please find my response to your plan review comments for the project referenced above ("Balas
Remodel"), listed in your second letter to Steve Balas, dated July 2, 2014.
II.General Note
a. We will use WSEC Table R406.2 Option 3a, a gas furnace with an AFUE of 95%, now a bubbled
note on the floor plan.
2. Main Floor Plan
a, There are bubbled notes on the floor plan and building section specifying that any exposed wall
framing cavities will be filled with R-15 insulation, and any ceiling framing exposed will have R-49
insulation.
b. The new beam over the opening between the kitchen and dining room will be supporting the
existing ceiling, assumed to be 10PSF, with a tributary width of 12', for a total load of 120 PLF, and
spanning 14 feet. The existing stick -framed roof will not bear any load on this new beam, The
proposed beam is a 31/2" x 91/2." 2.2E Parallarn PSL., having a total capacity of 555 PLIF (see
attached table from the current Trus Joist Specifier's Guide). This exceeds the anticipated loading
conditions by over 450%.
c. The headers for the new door and window openings are now included in a bubbled note on the
floor plan.
3.Building Section A®A
a. The extent of the minimum 1/2" fire separation between the garage and new/existing living space is
also denoted as a light dashed line on the floor plan and a bubbled note.

How to Use This Tatfle
I . Calculate total load (neglect beam weight) on the beam or header in pounds per
linear foot (pit).
2. Select appropriate Span (center -to -center of bearing).
I Scan horizontally to find the proper width, and a depth with a capacity that
exceeds actual total load.
4. Review bearing length requirements to ensure adequacy.
