A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. General Note: 1.Complete and submit the City of Edmonds ‘Residential Building Permit Application Form A’ indicating the new and relocated mechanical, fuel gas piping, and plumbing fixtures that are part of this project. The information is required to properly determine the mechanical and plumbing portions of the permit fees. 2.Indicate on the plans the option to be selected to achieve the required 0.5 credits per WSEC R406. On sheet 1: 3.Detail 1 – Roof Framing: a.Change the detail label from ‘Roof’ to ‘Foundation/Main Floor Framing’ to accurately describe the represented construction. b.Change the section label from ‘1/4’ to ‘1/3’. There does not appear to be a sheet ‘4’ among the submitted construction documents. c.Provide a detail, and a reference to it, for the required construction to support the east ends of the ‘new’ 2x10 floor joists below the ‘Master Bedroom’ and to complete the lateral load transfer of the floor diaphragm to the west exterior wall of the lower level (braced wall line ‘B’) to guide proper review, installation, and inspection. d.Indicate on the plans the required construction to support the loads below the bearing wall along the south side of the ‘Toilet’ in the ‘Master Bedroom’ to guide proper review, construction, and inspection. 4.Detail 2 – Lower Floor Plan: a.Clarify the difference in the number of bedrooms represented and that noted by the Snohomish County Assessor’s Office. There does not appear to have been a permit issued for the addition of a fourth and fifth bedroom. Nothing in this permit approval process shall be interpreted as allowing or permitting the maintenance of any currently existing illegal, nonconforming, or unpermitted site condition which is outside the scope of the permit application, regardless of whether such condition is shown on the drawing. b.Change the section label from ‘1/4’ to ‘1/3’. There does not appear to be a sheet ‘4’ among the submitted construction documents. c.Indicate on the plans the required carbon monoxide alarm in the immediate vicinity of the bedrooms per R315.1 or relocate the unit outside of the ‘Existing Laundry’. d.Indicate on the plans the required safety glazing for the 3.0x2.6 window in the west wall of the bathroom next to ‘Existing Bedroom 5’ per R308.4.5. e.Indicate on the plans the required ‘W6’ shear wall along the south interior wall of the ‘Existing Rec. Room’ (braced wall line ‘G’) per the provided structural calculations. f.Indicate on the plans the required ‘HDU2’ holdowns at both ends of the ‘W6’ shear wall along the south interior wall of the ‘Existing Rec. Room’ (braced wall line ‘G’) per the provided structural calculations. g.Indicate on the plans the required ‘W6’ shear walls on each side of and between the windows along the north exterior wall (braced wall line ‘H’) per the provided structural calculations. h.Indicate on the plans the required ‘HDU2’ holdowns at both ends of each of the ‘W6’ shear walls along the north exterior wall (braced wall line ‘H’) per the provided structural calculations. i.Indicate on the plans the required ‘W6’ shear wall along the south wall of the ‘Existing Laundry’ (braced wall line ‘J’) per the provided structural calculations. j.Indicate on the plans the required ‘HDU2’ holdowns at both ends of the ‘W6’ shear wall along the south wall of the ‘Existing Laundry’ (braced wall line ‘J’) per the provided structural calculations. k.Provide on the plans a detail, and a reference to it, for the required anchorage and its installation for the ‘HDU2’ holdowns. On sheet 2: 5.Detail 1 – Roof Framing: a.Change the section label from ‘1/4’ to ‘1/3’. There does not appear to be a sheet ‘4’ among the submitted construction documents. b.Clarify the callout for the (2)-2x6 ‘typical header’ for new work to be used to support the loads over the pocket door opening in the west wall of the ‘Master Bedroom’ closet. It appears to be over spanned and fails in shear. 6.Detail 2 – Main Floor Plan: a.Change the section label from ‘1/4’ to ‘1/3’. There does not appear to be a sheet ‘4’ among the submitted construction documents. b.Indicate on the plans the required safety glazing for the 2.0x3.0 window in the north wall of the ‘Master Bathroom’ per R308.4.5. Page 2 of 3 c.Clarify the note regarding ‘whole house venting per sect. M1507’ and the placement of the air inlet in the ‘Laundry’. Outdoor air shall be distributed to each habitable space by individual air inlets per M1507.3.4.4. d.Indicate on the plans the required (3)-2x6 studs at the north-most and south-most corners of the west exterior wall (braced wall line ‘A’) per the provided structural calculations. e.Indicate on the plans the required ‘LSTA24’ strap ties at both ends of each of the ‘W6’ shear walls along the west exterior wall (braced wall line ‘B’) per the provided structural calculations. f.Indicate on the plans the required ‘LSTA24’ strap ties at both ends of each of the ‘W6’ shear walls along the east exterior wall (braced wall line ‘C’) per the provided structural calculations. g.Indicate on the plans the required ‘LSTA24’ strap ties at both ends of each of the ‘W6’ shear walls along the south exterior wall (braced wall line ‘E’) per the provided structural calculations. h.Indicate on the plans the required 12 foot long ‘W6’ shear wall along the south interior wall of the ‘Kitchen’ (braced wall line ‘F’) per the provided structural calculations. i.Indicate on the plans the required ‘LSTA24’ strap ties at both ends of the ‘W6’ shear wall along the south interior wall of the ‘Kitchen’ (braced wall line ‘F’) per the provided structural calculations. j.Indicate on the plans the required 12 foot long ‘W6’ shear wall along the south interior wall of the ‘Existing Living Room’ (braced wall line ‘G’) per the provided structural calculations. k.Indicate on the plans the required ‘LSTA36’ strap ties at both ends of the ‘W6’ shear wall along the south interior wall of the ‘Existing Living Room’ (braced wall line ‘G’) per the provided structural calculations. l.Indicate on the plans the required two 3.5 foot long ‘W6’ shear walls on each side of the windows along the north exterior wall (braced wall line ‘H’) per the provided structural calculations. m.Indicate on the plans the required ‘LSTA26’ strap ties at both ends of each of the ‘W6’ shear walls along the north exterior wall (braced wall line ‘H’) per the provided structural calculations.
