A complete review cannot be including a written response performed until the revised plans/documents, indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. On sheet 1: 1.Detail 1 – Foundation/Main Floor Framing - Indicate on the plans the required construction to support the loads below the bearing wall along the south side of the ‘Toilet’ in the ‘Master Bedroom’ to guide proper review, construction, and inspection. The 4x6 post shown on the plans, and noted in the review response, is the required support below the north end of the girder truss supporting the west ends of the modified existing trusses. The ‘new’ foundation is nowhere near the existing wall now used to support the north end of the “special” scissor trusses, and that now requires support from the floor framing below. There does not appear to be a beam below the wall providing the necessary support, or above it, eliminating the loads being placed on the wall. 2.Detail 2 – Lower Floor Plan - Clarify the difference in the number of bedrooms represented and that noted by the Snohomish County Assessor’s Office. There does not appear to have been a permit issued for the addition of a fourth and fifth bedroom. Nothing in this permit approval process shall be interpreted as allowing or permitting the maintenance of any currently existing illegal, nonconforming, or unpermitted site condition which is outside the scope of the permit application, regardless of whether such condition is shown on the drawing. County records indicate a 3 bedroom with 3 full or ¾ bathroom structure, using information provided to it by the City of Edmonds. The scope of work under this permit could be expanded on the application to include the ‘conversion’ of existing living space for use as bedrooms to make them ‘official’. It appears that many of the life-safety elements for the ‘new’ bedrooms are already present or will be addressed as part of this project.
