2014-0871 Harter addition-ADU3 - Riverside Arch.pdf City of Edmonds PLAN REVIEW COMMENTS BUILDING DIVISION (425) 771-0220 DATE: November 18, 2014 TO: Riverside Architecture Jeff Price jeff@riverarch.net FROM: Chuck Miller, Plans Examiner RE: Plan Check: BLD2014-0871 Project: Harter addition th Project Address: 9630 238 Street SW During a review of the plans by the Building Division for the above noted project, it was found that the following information, clarifications, or changes are needed. A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Items that recur on this list appear in italics. On sheet A1: 1.Proposed Foundation Plan - Clarify the callout for the ‘SB5/8x24’ anchor bolts to be used to attach the ‘HDU2-SDS2.5’ holdowns at each end of the two ‘P1-6’ shearwalls along the west side of the garage. The lengths of the stemwalls do not appear to meet the manufacturer’s installation requirements of the anchor bolts. The unique installation criteria of holdown anchorages require those details to be included in the referenced details. The plan review response proposes a change in the anchorage to a section of ‘all- thread’ with a nut and washer embedded in the concrete to a specified depth. The callout on sheet ‘A1’ still indicates ‘SB5/8x24’ anchor bolts embedded 18 inches. The plans should consistently reflect the required construction to guide proper review, installation, and inspection. On sheet S3: 2.Detail 3 – Clarify the difference in the callout for the anchorage for the ‘HDU’ holdowns and that required on sheet ‘A1’. The plans should consistently reflect the required construction to guide proper review, installation, and inspection. Changes to work performed by a registered engineer must be supported by updated calculations and be stamped by the engineer of record.
