During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
General Comments:
1.Please indicate on the plans which fire-rated assemblies will be utilized to obtain the
minimum 1-hour fire rating to separate the two dwelling units per IRC R302.2, etc.Indicate
for each fire-resistive element (i.e. floor/ceiling, wall, etc.) the listed and tested design
number (e.g. WP 3644) and the fastener size and spacing. This is to facilitate effective plan
review, installation and inspection of these assemblies.
2.Indicate on the plans that supporting framing (i.e. beams, bearing walls, etc.) for the fire
rated assemblies referred to in item 1 above, shall be protected in accordance with IRC
R302.3.1, etc.)
3.Note on the plans that all through penetrations and/or membrane penetrations shall comply
with IRC R302.4.
4.Indicate on the plans the location of the water service shut off valve (UPC 605.2), water
heater (R306.4), natural gas service shut off valve (G2420.1.3) and electric service
disconnect \[NEC 230.72(C)\]. They must be equally accessible at all times to occupants of
both dwelling units per the code sections indicated. It should be noted that in each case, a
separate system could be employed in each dwelling unit as an alternative.
5.Indicate on the plans the means to be used to provide comfort heat for the ADU per R303.8.
There must be at least one thermostat in the ADU to regulate the temperature per WSEC
503.8.3.2.
