During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Non-structural Items
Sheet A2.02 (Level 1):
1.Please add a carbon monoxide detector outside of and in the vicinity of the sleeping rooms
per IRC R315.
2.Verify that exhaust fans are in place where required by IRC Table M1507.4 including in the
kitchen, bathroom and (as already shown) in the laundry room.
3.Please indicate which fire-rated assembly will be used to obtain the minimum 1-hour fire
rating between the dwelling units (as has been done regarding the floor/ceiling assembly).
4.Note on the plans that all through penetrations and/or membrane penetrations shall comply
with IRC R302.4.
5.Indicate on the plans the location of the water service shut off valve, which must be equally
accessible at all times to occupants of both dwelling units per UPC 605.2.
Sheet A2.03 (Level 2):
6.Verify that the stair width is a minimum of 36 wide and a hand rail is in place per IRC
R311.7.
7.Verify that the porch along the west elevation of the structure is less than 30 above the
finished grade. If it is found to be above 30 above grade a guardrail will be required per
IRC R311.7.8.
8.Add a carbon monoxide detector on Level 2 per item #1 above.
9. Please verify exhaust fans are in place on Level 2 per item #2 above.
Structural Items

10.Please provide a roof framing plan and number the beams/headers to be analyzed for clarity
in reviewing the structural calculations.
11.Provide a foundation plan indicating how the posts supporting the new beams will be
supported.
12.Verify that the beams specified in the calculations match those specified on the plan, e.g. the
calculations show the use of an MC8x21.4 member, and on the plans that beam is called out
as an MC7x22.7.
