Dear Chris,
Itemized below is our response to the review comments in the (09/12/14) review for the
above referenced project. Our response appears inbold.
1. September 12,2O14Comment: Please provide utility locations from right ofway to
the home. 3/26/14: Please show utilities onthe site plan (water service line, side
sewer and storm water) aswell asfences within the property.
Refer to the revised site plan (SO.1) for utility and fence locations. Utility locations
have been added at known locations and fences within the property line have been
labeled. The storm water line was not able tn be located as previously requested,
indicating that there may not be a storm water line present within or near the right
of way.
l September 12,2O14Comment: Please provide dand dates ofconstruction for all
impervious surfaces shown onyour site plan submitted Aug. 39`^.
Refer to the revised site plan (SO.1). Area of all impervious surfaces has been added
to the site plan, mswell asknown dates. Any impervious surface with anunknown
construction date was assumed tobeadded post -1977.
l September 1l2014Comment: Please note, slotted wood decksand steps with
permeable surfaces beneath are considered pervious.

4. September 12, 2014 Comment: According to comments provided by Senior Planner, Kernen Lien,
the carport needs to be reduced in size. Please make certain provide the correct amount of
impervious surfaces onthe Site Classification Worksheet (attoched).
Refer to the revised site plan (SO.1) and attached Site Classification Worksheet. Impervious
surfaces have been added to the site plan along with any known dates of construction. Unknown
construction dates were assumed to be post -1977.
September Z2,2O14Comment: Please note that all new impervious surfaces added since 1995
(annexation date), when exceeding 2000sqft, will require a storm water management system.
Please show the storm water system ifrequired.
The impervious area added since 1995ialess than 2OOOaqft.
6. September 12,2O14Comment: Please label the property line and provide accurate scaled
dimensions onyour site plan.
Refer to the revised site plan (SO.1).Property lines labels and dimensions have been added as

The project's Site Classification will dictate the specific stormwater management
requirements applicable to your site. Completing this worksheet will help determine the amount of
regulated impervious surface and whether your project falls into the classification of a Small Site
(Category 1 or Category 2), or a Minor Site. Please reference the Glossary ( p. 10-11) Fi ides D and
E, (pp. 8-9), and Examples (p). I1-12), to assist with completion of this worksheet.
1) Is Permeable Pavement' Proposed For Use on this Site? 0 Yes El "No
Refer to Stormwater Supplement Chatter 5.1
If YES, the subject area is to be considered impervious for initial site classification purposes. Include total
permeable pavement area in the calculation of Non -Regulated, luted, Replaced and/or New impervious surface
areas in the table below.
2) Determine the Amount and Type of Existing & Proposed Impervious Surface for the Site
Refer to Storan.tivater Supplement Clzctpter 2 and Fig. C
Line 1: Identify the Non -Regulated Impervious Surface Area.
Line 2: Identify the Replaced Impervious Surface Area, dividing the total between Exenlut and Regulated; either or both
may be zero. Note: For project classification purposes, Replaced Impervious may only be considered exempt
under certain conditions. Refer to the Glossary and Figure D.
Line 3: Identify the New Impervious Surface Area for your project. All impervious areas created post-Jtily 7, 1977 or
after the date of annexation into the City are regulated & should be included in this total unless they can be
categorized separately as a Replaced -Regulated area.
Line 4: Enter the sum of the total Replaced -Regulated plus the total New impervious areas.
Line 5: Identify the total area currently mitigated by an existing city -approved stormwater management system.
Line 6: Enter the sum of the value in Line 4 less the value in Line 5 to identify the total Regulated area in which
stormwater controls have not yet been applied,
Line 7: Identify the total area proposed to be mitigated through the use of Low Impact Development Techniques.
Line 8: Identify the total area proposed to be mitigated through conventional Stormwater Management Techniques.
