A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. Sheet 2 1.Note 3 – revise mechanical code reference to the IMC. 2.Note P1 – replace the word ‘sill’ with ‘clear opening’. 3.Note S5 – add note that the garage/house door must be self-closing per IRC R302.5.1. 4.Glazing Schedule – please identify which windows contain safety glazing and which windows are intended to satisfy egress requirements. 5.Please specify the new header to be used over the sliding glass door along the west wall of the Master Bedroom and provide calculations for that header. Sheet 3 6.Add to notes regarding egress windows. The last line should read ‘44” max. from floor to bottom of clear opening.’ 7.Please clarify how the requirements of WSEC Table R402.1.1 will be satisfied with regard to the slab-on-grade under the garage area that is proposed to be converted to conditioned space. 8.Deck Framing – please clarify if and where concrete pavers will be installed on the deck. Additionally, please verify that the engineering submitted has accounted for the loads associated with the materials proposed. 9. Please provide calcultions for the ledger connection supporting the deck. 10.Lower Floor Plan – Please reconfigure the floor plan at the bottom of the stairs to conform to IRC R311.7.6. The door can not be located directly at the bottom of the stairs and a landing is required. Sheet 4 11.Please verify that the stairs comply with IRC R311.7.5.1, such that a 4” sphere cannot pass through the open risers.
