A complete review cannot be performed until the revised plans/documents, including a written response indicating where the ‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments. On sheet A3: 1.Foundation Plan - Provide on the plans a callout for ‘Detail 2’ on sheet G1 for the continuous footings/foundations around the crawlspace to guide proper review, construction, and inspection. 2.Holdown Schedule – Indicate on the plans the required anchorage for holdown ‘T-5’ – HD5B – to resist the overturning loads noted in the provided structural calculations. On sheet A4: 3.Lower Floor Plan - Provide on the plans a detail, and a reference to it, for the required construction/design to complete the lateral load transfer of the ‘Lower Floor’ level along the west wall of the stairway – see review comment #7. On sheet A5: 4.Main Floor Plan a.Eliminate from the plans the callout for beam ‘B-3 5-1/8x16-1/2 GLB ABV PLATE’ in the northwest corner of the covered deck to avoid confusion and to guide proper review, construction, and inspection. b.Provide on the plans a detail, and a reference to it, for the required construction/design to complete the lateral load transfer of the ‘Main Floor’ level along the west wall of the stairway – see review comment #7. c.Indicate on the plans the required construction to support the loads below each end of the girder truss above the south end of ‘Bedroom Four’. The point loads below the girder truss appear to be incorrectly located on the plans. On sheet A6: 5.Upper Floor Plan – Provide on the plans a ‘Holdown Schedule’, similar to that found on sheet ‘A3’ and ‘A5’ to guide proper review, construction, and inspection. On sheet A8: 6.Roof Framing Plan – Provide on the plans a ‘Holdown Schedule’, similar to that found on sheet ‘A3’ and ‘A5’ to guide proper review, construction, and inspection. In the provided structural calculations: 7.Lateral Calculations – Wind Worksheet – Clarify the shear wall length noted for wall line ‘2’ on the ‘Upper Level’. About 7 feet of the amount appears to be located along the stairway, without a floor diaphragm. While that area may be used to complete the load path from the roof framing above, additional detailing would be required to resist the lateral loads of the ‘Main Floor’ level. In the provided ‘Geotechnical Investigation and Design’ – L&A Job No. 14-096 – prepared by Liu & Associates: 8.Page 8 – Structural Fill – Clarify the difference in the precast concrete block wall required to be backfilled with structural fill and that noted on page 3 – Wall Backfill, and represented on ‘Plate 2’. It appears that the word ‘upper’ should be changed to ‘lower’ to guide proper review, construction, and inspection. Page 2 of 2
