During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
On sheet T-1:
1.General Notes Note #1 Indicate on the plans the change of occupancy from E to I-4.
Spaces identified on sheet T-2 as Infant Room and Toddler Room implies the use by
children less than 2.5 years of age and would require the occupancy to be determined as an
I-4 per 308.6.
On sheet T-2:
2.Proposed Floor Plan
a.Clarify the difference in the location, size, use, and placement of doors in the spaces
noted on the plans and those represented on the reduced (8-1/2x11) Proposed Floor
Plan provided among the permit submittal documents. The permit documents
should consistently represent the proposed work to guide proper review,
construction, and inspection.
b.Clarify the difference in the anticipated ages of the children using the rooms as
identified and of those proposed during the Development Review Committee
meeting held on October 2, 2014. Spaces identified as Infant Room and Toddler
Room implies use by children less than 2.5 years of age and would require the
occupancy to be determined as an I-4 per 308.6. Identifying the ages of the
children using each of the spaces will also guide proper review.
c.Indicate on the plans the occupant load for each of the areas to be used for
educational purposes per Table 1004.1.2.
d.Indicate on the plans the requirement that the entire structure shall be provided with
an automatic sprinkler system per 903.2.6.
e.Indicate on the plans the required automatic smoke detection system per 907.2.6.4.
f.Indicate on the plans the required second exit or exit access doorway for the
Preschool Room per 1015.6.
g.Indicate of the plans the required clear space per ICC A117.1-2009 section 305 for
the sinks in the Pre-K Room and the Toddler Room.
h.Indicate on the plans the required accessibility provisions for the restrooms per
3411.7. Existing structures that are not fully compliant are required to budget 20%
of the total project cost to meet this requirement.
