During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
The items below are based on a plan review of this project as a B Occupancy and addresses the
Code minimums as such. In addition, this review was performed in anticipation of a future addition
to include a change of occupancy from B to R-1. However, it is not possible to guarantee that
the present use will convert to any future change of use without revisions, remodeling and/or
additional design.

1.Provide the area (in square feet) at each level of the structure.

2.The new toilet shown in the existing location is inconsistent with the location of that toilet as
shown on sheet A1.1.

3.Provide a hand rail on both sides of the stairway leading to the lower level per IBC 1009.15.
4.Provide the method of attaining separation between the lower level and the crawlspace at the
access point to the crawlspace.
5.Include an exhaust fan within the utility room per IMC Table 403.3.
6.Clarify the use of the lower floor space. For example, will that space include a full kitchen?
7.Verify that the west exterior wall located <4-0 from the property line will be fire-rated per
IBC Table 602. In addition to the detail provided, please provide the listed assembly to be
used, and verify that any existing members intended to be retained meet the requirements
therein.
8.Provide the listed assemblies (GA File# or UL#) for rated wall and ceiling/floor
construction, and verify that the existing members meet the requirements therein.
9.Verify that the door hardware to be used is compliant with IBC 1008.1.9.1 throughout the
building.
10.IBC 1029 requires that each sleeping room have an emergency escape and rescue opening
(i.e. emergency egress). The current configuration requires travel through the bathroom to
the emergency escape route from room 2.
11.The bathroom attached to room 2 appears to have the water closet mislabeled as a lavatory.
Please clarify.
12.Please confirm that the building includes an accessible entrance per IBC 1105.
13.Fire alarms throughout the building per IBC 907.2.8 should be provided.
