Project: GBH Holdings remodel
Project Address: 311 Edmonds Street
During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
clouded or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
General Note:
1.Provide a floor plan for the second level and a roof framing plan per the City of Edmonds
Permit Submittal Requirements to guide proper review, construction, and inspection.
On sheet A0.11:
2.Site Plan Eliminate the note Existing garbage cans under stairs at the exterior stairway on
the east side of the structure. The open space under exterior stairways shall not be used for
any purpose per IBC 1009.9.4.
On sheet A2.11:
3.Floor Plan
a.Clarify the callout for the partition-type W1/81/b at all sides of the columns at the
ends of the beams supporting the 2-hour floor/ceiling assembly. It does not appear to
develop the same fire-resistance as the horizontal assembly per IBC 711.4.
b.Clarify the callout for the partition-type W4/T/83/a at all exterior walls
supporting the 2-hour floor/ceiling assembly. It does not appear to develop the same
fire-resistance as the horizontal assembly per IBC 711.4.
c.Indicate on the plans the required 2-hour fire-resistance rating for the 5-1/8x15 GLBs
used to support the 2-hour floor/ceiling assembly per IBC 711.4.
On sheet A8.01:
4.Detail 14 2-Hr Floor/Ceiling Assembly Provide on the plans the required assembly-
specific installation criteria of each of the various components of UL L511 in order that the
rating of the design may be achieved. The orientation of the subflooring, the width and
orientation of the finish flooring, the installation of cross bridging, the type, orientation,
spacing, and attachment of the resilient channel, and the orientation, spacing, and attachment
of the gypsum wallboard must be noted to guide proper installation and inspection.
On sheet S1.1:
5.Holdown Schedule Provide on the plans the requirements for Note 4 referenced in the
Anchor Bolt specification column to guide proper review, installation, and inspection.
On sheet S2.1:
6.Detail 1 Foundation Plan Provide on the plans the required dimensions of the isolated
footings to support the loads below each end of the 5-1/8x15 GLB over the south portion of
space 102 Open Office to guide proper review, construction, and inspection.
7.Detail 2 Second Floor Framing Plan Clarify the callout for the existing 2x12 @16 OC
floor joists over the west portion used to support the loads from above. They appear to be
close to their design limits using only the uniform dead and live loads of the floor. The
loads from any interior walls or roof loads appear to potentially result in bending failure
depending on the placement of those loads.
