Project: Remodel
Project Address: 834 Walnut Street
During a review of the plans by the Building Division for the above noted project, it was found that
the following information, clarifications, or changes are needed. A complete review cannot be
performed until the revised plans/documents, including a written response indicating where the
‘clouded’ or otherwise highlighted changes can be found on the revised plans, have been submitted
to a Permit Coordinator. Reviews by other divisions, such as Planning, Engineering, or Fire, may
result in additional comments.
Non-Structural Comments:
1.Please note on the plan that all of the smoke detectors and carbon monoxide detectors in the
house must be upgraded to be hard wired and interconnected (if not already) per IRC R314
and R315.
2.Please verify that each sleeping room has a means of egress per IRC R310.
3.Please note on plan that safety glass will be required at the new master bedroom window,
and at the new master bathroom window.
Structural Comments
4.It appears that the addition/replacement of windows/doors along the west elevation of the
building will result in a net loss of shear wall length. Please provide lateral engineering to
justify the changes.
5.Please provide the following to help guide proper review, construction and inspection of the
project:
a.Roof Framing Plan
b.Floor Framing Plan
c.Foundation Plan
Each of the aforementioned documents should describe the load path from the roof down to
the foundation. It is acceptable to show framing for only those areas affected by the
remodel, as long as the load path is clear..
